Working with UK conveyancing firms
The full conveyancing transaction

From instruction to HMLR registration. Every stage automated.

The complete England & Wales conveyancing matter - eight stages, 79 AI Agents, from the first instruction to the final registration - runs as one Journey, keyed to the property's UPRN - its Digital Property ID. Every Agent hands off to the next through the shared workspace. Every decision that carries legal weight surfaces to the fee earner for one-click approval.

Every stage hands off automatically.

When the Title Investigation Supervisor completes its analysis, the Enquiries Agents draft the questions it raises. When searches arrive, their readers turn each result into meaning - and the Report on Title Agent begins writing. No manual handoffs. No tasks falling through gaps.

One-click approval at every decision point.

Work reaches the fee earner finished, with its reasoning and its sources attached. And what happens next is decided from the actual state of the matter rather than a fixed workflow stage - tasks created and prioritised by what the file needs today, not by where a template says it ought to be.

The state of UK conveyancing · 2026

The work has outgrown the way it is done.
Conveyancers carry the cost.

The average UK property transaction takes 120 days, fails roughly 1 in 3 times, and less than 1% of the data it runs on is digitised. 530,000 transactions collapse every year - £560m of consumer fees wasted, and up to £950m of cost to the wider economy. The volume, the complexity and the regulatory load have stacked up beyond what hand-run process can absorb.

The bill for hand-run work

Abortive files, fall-throughs - work your fee earners absorb, unpaid

Roughly 1 in 3 UK property transactions never completes - 530,000 every year. Buyers lose search and survey fees on every one of them. Sellers lose months. Law firms write off the work. Estate agents lose the deal. £560m of consumer fees wasted every year - up to £950m of cost to the wider economy - and your fee earners absorb the rework.

How the agents work

Agents that do the work.
Lawyers who approve it.

A hierarchy of AI Agents runs every matter. The Conveyancing Orchestrator holds the Journey and publishes each stage objective; supervisor Agents decompose it into tasks; specialist Agents carry them out - coordinating through a shared workspace, the Blackboard, over an event-streaming backbone, so the moment one finishes, the next picks it up. Each Agent runs the same loop - Perceive, Decide, Act, Report - and the irreversible steps, exchange and releasing the money, sit behind a security key only a person can turn.

01 · Perceive

Watches every matter

Monitors the inbox, case management system, search providers, lender portals, HMLR, Companies House - continuously. Sees what arrives, what changes, what's overdue.

Example: Local search returns from Council. Title Investigation Agent picks it up in 4 seconds.
02 · Decide

Applies the rules

Knows TA6, UK Finance Handbook, lender conditions, SDLT rules. Cross-references title, enquiries, searches, mortgage offer. Identifies what needs attention. Writes the rationale.

Example: Spots restrictive covenant against business use. Flags risk. Drafts enquiry to seller's solicitor.
03 · Act

Executes the work

Drafts the enquiry, requests the search, raises the requisition, generates the SDLT return, updates the matter file, notifies the client, schedules the completion. Real work. Real outputs.

Example: Drafts client report on covenant. Sends to fee earner queue. Pre-populates TA13 amendment.
04 · Report

You approve the outcome

Every consequential decision lands in your queue with full rationale, evidence, audit trail. One click to approve, edit, or reject. Irreversible actions (exchange, completion, payment) are never auto-fired - they wait for you.

Example: Fee earner sees flagged covenant in 2 seconds. Approves draft enquiry. Sent in same minute.
The work it does

The file arrives.
The work is already underway.

ClearPath Legal AI holds the whole matter - the client, the property, the parties, every document, every message, every task and every risk - and keeps that picture current as things change. Working from it, the register gets read, the covenants reasoned for breach risk, the searches ordered, the first enquiries drafted and the client told what happens next, before a fee earner has opened the file.

ClearPath Compliance AI ↗
Compliance AI

Risk and compliance,
managed end to end by AI.

ClearPath Compliance AI runs the whole function. It onboards the client, reads the money, follows the ownership through to the beneficial owners, and reasons the risk the file actually presents - writing the argued, cited rationale behind every judgement. It re-opens the assessment the moment circumstances change, keeps the firm-wide risk assessment current from what is happening on live matters, and has the evidence pack assembled before anyone asks for it.

Client due diligence

The result, worked through

Your ID check runs as it does today, to GPG45 through a DVS-certified provider. The AI does the work on what comes back - assurance tested against the risk, sanctions and PEP hits worked name by name, false positives argued out, the acceptance recorded with its reasons.

Source of funds

The money, reasoned

Statements read line by line, deposits traced to savings, a gift, a sale or a bonus, and the unexplained credits questioned. The AI builds the wealth narrative, evidences it, and says plainly what it could not evidence.

Ownership

Structures followed through

Layered companies, trusts and SPVs unpicked to the beneficial owners against Companies House and the PSC register, with the control chain set out and the risk each layer carries reasoned rather than listed.

File review & supervision

Every file, not a sample

Supervision usually means auditing a handful of files a quarter. The AI reviews every open matter against the firm’s own procedures - CDD gaps, missing evidence, stale risk ratings, undertakings unresolved - and raises what it finds to the supervising partner.

Firm-wide risk assessment

Reg 18, kept live

The firm-wide risk assessment rebuilt continuously from what is actually happening on live matters - client types, jurisdictions, delivery channels, transaction patterns - instead of a document refreshed once a year and out of date by spring.

Policies & controls

Current with the rules

Regulatory change tracked across the SRA, CLC, MLR 2017, LSAG and the FCA transition, mapped to the firm’s own policies and procedures, with the drafting done and the gap set out for the COLP to adopt.

Ongoing monitoring

Risk that stays current

Re-assessed across the life of the matter and the relationship. A change in circumstance, sanctions status or ownership re-opens the assessment, re-writes the rationale and raises the alert the same day.

Suspicion & reporting

Anomalies caught and argued

Patterns assessed in context against MLR 2017, JMLSG and LSAG, the suspicion articulated, the SAR drafted and the matter paused - the tipping-off prohibition hard-wired.

Breach & reporting

The audit, already assembled

Breaches logged and assessed for reportability, the register maintained, and the COLP and MLRO reporting pack - decisions, evidence, rationale, dates - assembled for any file, any client or any regulator return.

Client onboarding runs on the identity, open banking, screening and eSignature providers your firm already has, or on ours. Everything above it - the reasoning, the supervision, the risk assessment and the reporting - is the AI.

The Multilateral Reliance Framework

Verified once. Relied on by everyone.

Identity, source of funds and screening established once by one firm, then relied on by every other firm in the transaction - each under its own sign-off, with the client’s consent, every acceptance written to a shared audit trail.

Every matter, property record and title finding carries the UPRN and the title number, so data links across systems instead of being matched by address.

06
Upfront digital property data

The seller’s pack is assembled and completeness-tested at instruction, so what a buyer needs to know is on the file before anyone accepts an offer.

DELIVERED
07
Technical standards alignment

Title, searches and material information handled as structured data in the Property Data Trust Framework shape - reusable by the next party without re-keying.

DELIVERED
08
Shared trust framework

Issuer, holder, verifier and relying party are real roles in the platform, with lifecycle trust events recorded so the next firm can rely rather than re-check.

Standards alignment

Built on the DVS Trust Framework, which HM Treasury and DSIT have confirmed satisfies the identity requirements in the Money Laundering Regulations.

Smart Data governance

Trust roles, trust events, audit and reporting are explicit and operating today - the conformance layer the Guidebook calls for, already running.

DELIVERED

Recommendations as published in Open Property: A Roadmap for Transforming Home Buying and Selling through Smart Data, CFIT, May 2026. Where a recommendation is addressed to government or regulators, “delivered” means the platform capability it depends on is built and operating. Figures are CFIT’s and OPDA’s as published.

Works alongside your stack

Works with the systems
you already use.

ClearPath Legal AI connects to your existing case management, document, property-data and communication systems. It works across them, performs the work and writes the result back - without the firm replacing its core technology. Your firm, your data, your relationships.

It writes back into
the systems you already run.

ClearPath Legal AI works across your case management system, your registry and property data feeds, and your settlement rails - reading from them and writing results back to them, two-way, in real time. Your file of record stays where it is. Nothing is rekeyed, and nothing has to be ripped out.

CLIO Case management
Clio Manage
Two-way sync of matters, documents and time. Agent output writes back to the matter as it is produced, with the audit trail intact.
AS Case management
Actionstep
Real-time two-way sync. Matters open, documents file and billing entries flow back without a fee earner rekeying anything.
SF Case management
Salesforce
Practice and case management sync, matter routing, and post-completion submissions raised from the same record.
M365 Workspace
Microsoft 365
Through the Graph API, so drafted letters, reports and enquiries land in Outlook, Word and Teams where the firm already works.
HMLR Registry
HM Land Registry
Official copies, title plans and the register pulled on demand; AP1 registrations prepared and lodged, then tracked to completion.
NPTN Data
NPTN by LMS
The National Property Transaction Network - pre-instruction property data, lender requirements and chain visibility, PDTF-shaped.
PDTF Data standard
OPDA · PDTF
The Property Data Trust Framework as the canonical shape for property data, so title, searches and material information arrive as data.
CH Verification
Companies House
Entity structure, PSC register and beneficial ownership pulled directly for corporate and SPV purchases, and re-checked on change.
PEXA Settlement
PEXA UK
Digital settlement - funds and title lodgement together on completion, closing the window that payment diversion fraud exploits.

Risk & Fraud Protection

Every payment verified.
Every transfer protected.

Payment diversion fraud costs UK conveyancing firms millions every year. The Risk & Fraud Agent validates bank details before every transfer, detects suspicious requests in real time, and pauses the ePayment Agent immediately on any match. Before a single penny moves.

Detect fraud before it happens.

The Risk & Fraud Agent cross-checks every incoming bank account change against fraud databases. New account registered within 14 days? Sender email not matching verified client? ePayment Agent paused immediately. Fee earner alerted. No funds move until reviewed.

Settle via PEXA on Bank of England rails.

Once verified, the ePayment Agent executes completion funds through PEXA Pay - FCA-authorised, Bank of England net settlement, simultaneous HMLR title lodgement. Faster, safer, fully audited. Marsh estimates 40% of PII claims preventable with digital settlement.

How firms are benefiting

What changes
when the AI does the work.

Firms of every size run conveyancing matters on ClearPath Legal AI. These are the differences it makes to a caseload - on completion times, on capacity, on fraud, on the matters that would otherwise have fallen through.

LIVE

Completion time cut from 120 days to 34 across 80 matters.

A caseload of 80 simultaneous purchase matters. Title investigation, searches, enquiries and lender condition tracking all ran in parallel - not in sequence. The result: average instruction-to-completion dropped from the UK average of 120 days to 34 - within sight of the industry's 28-day target.

Caught £840K push-payment fraud attempt before exchange.

The ePayment Agent flagged a last-minute bank-details change on a £1.4M completion. The seller's solicitor's email had been spoofed. New account details verified as a known fraud vector. Funds held. Matter saved. Client never knew anything was wrong.

Fee earner capacity up 3.4× without new hires.

A 12-strong conveyancing team was at 280 matters a year, with a quoted turnaround it could not shrink. On ClearPath Legal AI the same team runs 960 active matters with no new hires and faster client response times.

Zero SDLT calculation errors across 240 completions.

SDLT errors are the silent margin-killer - overpaid stamp duty, missed reliefs, late corrections. The SDLT Agent runs the calculation, applies first-time-buyer relief, additional-rate surcharge and group structures automatically. Zero errors. Zero corrections filed.

Fall-through rate cut from 31% to 11%.

The costliest matters in a conveyancing book are the third that never complete. The Risk & Fraud Agent and Chain Management Agent surface collapse signals far earlier than fee earners reviewing files by hand. Matters intervened on, parties realigned. Fall-through rate cut by two-thirds.

What changes

Your department,
three times the size.

Without hiring anyone. The AI carries the title work, the searches, the enquiries, the reports, the compliance and the client - so the same conveyancers run three times the matters, and the work that used to wait in a queue happens the day it arrives.

Capacity
3×

The same team, three times the caseload.

A conveyancer carries 30 open matters because that is what a person can hold. The AI works every file and surfaces only the unusual, the complex and the higher-risk - so nobody spends the week inspecting routine elements to find the one that matters. That is where the capacity comes from.

Speed
28d

The industry target, reached.

The profession set itself 28 days from offer to exchange and has spent years at 120. Title, searches, enquiries and lender conditions run from day one instead of one after another - and the waiting, which is where the time actually goes, disappears.

Cost
1⁄6

A fraction of the capacity it returns.

The platform is priced per matter, so it costs what your caseload costs and nothing when work does not come in. Most firms recover it from the client in the slot their case management fee already occupies - and what it returns is measured in conveyancers, not licences.

ClearPath · five platforms

Five AI platforms.
One way of working.

Our AI works inside the matter or transaction: it reads the documents, understands the information, carries out the work, produces the outputs, manages the workflow and keeps things moving. Choose the tier
that fits your firm.

Every tier does the whole matter. The title investigated, the searches read, the enquiries raised and assessed, the reports drafted, SDLT reasoned, the registration lodged - and the client answered throughout. Your conveyancers open files that are already worked. What changes between tiers is the size of firm it is built for, and how far the oversight reaches across your book.

Nothing to work out

It knows what the matter needs.

A leasehold flat in a conservation area needs a different bundle from a new build on an estate. The AI reads the property, decides what is required, drafts the order with the fees and the parties already pulled from the file, and puts it in front of you to approve. Through your own providers, or ours.

No setup fees. 12-month term. Onboarding, migration and training included. The per-matter fee may be recharged to your client, as many firms do with their case management fee today.
Send us your last twelve months of matter volumes and we will come back within a day with a written proposal and a return model built on your own numbers. Third-party costs - searches, identity, indemnity, registry and duty - are ordered through the platform and recharged to your client as they are today. Prices exclude VAT.
